Сommercial Property Maintenance in Melbourne need to be taken seriously. During the construction of any building, the foundation is laid first, the walls are erected, and then the floors and roof are built. But the appearance of all these structures is rough, the house in such a state is of little use for further exploitation. Interior decoration is carried out just to make the house comfortable to live in. Today, the construction market offers a wide range of finishing materials and the latest technology, which gives you the opportunity to choose the best for yourself.
Some homeowners, with the right skills and know-how, do the renovation and maintenance work themselves. Others prefer to call on the services of experienced craftsmen. However, in both cases, you need to know the key requirements for the interior decoration of the premises. These are laid down in special regulations. All work carried out as part of the decoration of the premises must comply with established standards and in no case deviate from them.
Regulations have been drawn up with requirements for each type and type of finish and subcontracting work. The rules spelled out in it must be followed if
– you intend to erect a building or structure;
– You plan to renovate an existing room or redecorate a part of it;
– You intend to renovate your building.
The main emphasis in these regulations is on safety.
There is a law called ‘Technical Regulations for the Safety of Buildings and Structures’. It is the main act and it is compulsory for all construction companies to comply with it.
It should be noted that the interior decoration of the premises is carried out in accordance with the Sanitary and Technical Standards. Rules for electric supply and electrical network systems are specified in the Standards for Private Customer and Сommercial Property Maintenance Works.
Before you start with the interior decoration, decide how you want the end result to be. Of course, you can try to do the renovation yourself. But it is much more convenient to use the help of professionals, especially if you are interested not only in the interior decoration, but redevelopment.
What is interior decoration of the premises? Masters perform a series of measures: align, putty and plaster surfaces, perform work on the screed flooring, finishing walls and ceilings with plasterboard. In addition, surfaces are tiled, and workers install windows, doors and soffits. Interior finishing also includes electrical work, installation of insulation material and laying of floors.
The final finishes depend on the quality of the work and the overall appearance of the room and the result of the maintenance works. Therefore it is very important to use high quality finishing materials.
If necessary, interior finishing works include floor waterproofing, which is a series of measures to protect the screed and flooring from moisture. In this case waterproofing materials such as bitumen-based mastics, polymeric colouring materials as well as PVC film and membranes with similar characteristics are used.
In the case of internal finishing, floors are levelled, pipelines and other communications are masked, loads are distributed evenly on the load-bearing elements and other types of work are carried out. In all of the above cases, craftsmen use screeds. The most common type is filled screed of mortar, which consists of cement and sand (with or without reinforcement).
The minimum thickness of screed over floor slabs is 20 mm, and over a layer of backfill (as well as over bulk sound and thermal insulation materials) is 40 mm. When casting over pipes, the screed must be at least 10-15 mm thicker than the pipe diameter.
Prefabricated structures made of plywood, fibreboard and similar materials can be used instead of screeds made of cement-sand mortar. When installing such a covering, its elements are fixed to the substrate using adhesive mortars or mechanical fasteners.
Each subsequent plaster layer may only be applied once the previous one has dried.
There is no information about how to level the plaster, but it is best done using trowels. For this purpose, beacon profiles are installed on the substrate in advance as a support for plaster distribution and removal of excess plaster.
Instead of plastering, plasterboards or gypsum plasterboards can be used as part of the interior decoration. The sheets are fixed directly to the substrate using adhesive mass, using a special metal frame or a wooden bar.
Often after finishing plastering or installing plasterboard, the surface needs to be puttyed. In these cases, a special compound (usually gypsum-based) is applied to the walls in a thin layer, then levelled, waited until it dries, and then sanded with abrasives.
